Wisconsin | Dynaflex 230 or other acrylic caulk and paint over it. The air leaking is carrying the moisture into the sheetrock until it reaches a cold surface to condense. If it's above a shower, then even room temp is below condensing temp. You want to keep all the condensation on the surface, and dry it out in a reasonable time after each shower. So more airflow, leave the bathroom door open after a shower, more heating duct flow to the bathroom, a ceiling fan in the bathroom, no damp towels in the bathroom. More or better insulation above that area, like foam over the joists. | |
