Wouldn’t it be better as a seller to break that up into at least 500 acre chunks? Sell 10 parcels. Would think you would include more buyers and get more bidding that way?

Chances are it would sell to one buyer anyway. The buyer pool for a $70(?) million land purchase may be relatively small, but those buyers will value a large contiguous chunk of acreage.
