Iam only in my thirties but I would rather have 160 acres paid for and rent it out for $300 ($48,000) a year than a crappie 401k that can lose 1/3 value overnight.

Gotta have that paid for. Gonna be hard to borrow money and buy it and rent it out. He said it would probably bring $7500. $1.2 million. 5% cd would bring in $60,000/year. 160 acres around here would probably be close to twice that amount
If you have a crappy 401k, you aren't managing it right.
Putting money in 401k or cd means someone is paying you to use your money. Buying land and borrowing means you are paying to use someone elses money.
Land should appreciate in value. So that is a plus.
Lot of different ways to look at things.
