Paying in advance will undoubtedly alter tax planning for 2024 and 2025 for both of you. Depending on the agreed amount, talk with your accountant to see how that will impact more expenses this year, and less expense next year? Tell him tax wise, it’s not a good idea for either of you.
If he’s ready to sell, it should be coded as earnest money, not rent!
