Seller has to give money back in Kansas?
If purchase agreement says down payment is NONREFUNDABLE then it's not refundable. Pretty straightforward

All of these scenarios bring to mind the old proverb.
If a man's word is no good, his signature isn't either.

Another scenario I've seen here. Local farmer went to retiring guy who was renting out his land. 35 years ago.
Going rate: $35acre. They offered him 45 for 5 years. He was so proud he carried the check around in his bibs pocket and showed people.
Year 2: they said we can't pay 45 we can only pay 35 and if you don't take that we'll file bankruptcy and you'll have to take it.
They were right. He came down. Ironically they're still renting it from his heirs.
No Karma. Yet.
