How much down? That was your big mistake if it wasn't substantial.
If the guy is broke he has nothing to lose and your judgment means very little because you can't get blood out of a turnip.
Your deal may be legally binding with $1 down but good luck on getting the rest if he doesn't have it.
The majority of house/land deals are 10% minimum down.
Makes them think twice about backing out. | |
