just my opinion......it worked for us.
surveyed and platted......have a real-estate attorney take you through a quick claim deed on the newly 
platted tract. 
do it right the first time.....a lot less expensive than correcting errors.

not to change the original question- why not just give him an easement ?
we have an easement in one of our fields for  ground source heat pump loops.
