There is a lot of other expenses that go into a building. Dirt work, electric, plumbing (not in this case probably), labor that really add to the final cost.
Then after you admire the new building the tax assessor will too.
I’d call a few builders and ask for a cost per sq ft idea just to give you a ball park estimate.
