Cousin has a nice 5000 head site built in 2001 that he did not sign a contract because they wanted $150,000 in upgrades...that seems to be the way to idle sites now adays. It has sat empty since July and he has it for sale
$150,000 is less than a years worth of income for the site.
IDK what they were offering for a contract but everyday the buildings are sitting empty is lost income that can never be generated. Also, anyone interested in buying the site is going to have to do those same upgrades to get a contract, so they're likely to discount the site accordingly.
Unless there's more to the story (like the buildings need a lot more work than just the upgrades the integrator wants), it sounds a lot like cutting off his nose to spite his face.
