Appreciate all the responses, even those debbie downers that always have a negative outlook on life. Met with the gentleman last night to discuss what I was willing to offer. Had coffee and breakfast at 7:00 this morning and had signed contracts by 8 a.m. agreed on a setup similar to what deereman proposed.
