I admire my Dad and yet I wish he’d taken a chance. He’s 90 and has never had a loan. He has a dozen stories of farms nearby he was offered back in the day that he thought were risky to purchase. The farm next door(240 acres)was offered to him for $50K in the 1960’s. I just bought 95 acres of it a couple years ago for $500K. The farms Dad does own,he paid cash.
