SW MN | Elkton to Hendricks is a bit of a different animal. Right around Elkton, there are several large dairies competing for land/feed. Not nearly as much by Hendricks. You don't want to have to haul silage or earlage 20+ miles. Every location is different my relatives tell me. Know of people in both places. I heard about those public auction prices. Couldn't believe it when I heard it. Felt like at the time the "lucky" winner was giving about 50% of his expected revenue towards rent based what my relatives told me yields would be. If that were true, I sure hope he hedged because right now, it's looking awfully tight and might have just enough to cover the rent.
