I've done this four times. We do a ten year agreement but also freeze the rent for that period. That part may not work in a more highly competitive areas. I pay the full cost of the project. If the landlord breaks the lease, it's prorated 10% each year for the life of the lease. So if they break the lease in year one, they owe me 90% of the cost if they break the lease in year nine, they owe me 10% of the cost. in my case, each one of these was with longtime landlords. In only one instance Did the landlord break the agreement. It was a relatively small parcel that ties in with some land that we own. The husband passed away and the wife wanted to sell the house and property, but did not want to split off the land from the house. They understood the agreement and paid me out no questions asked.
