Local guy, when he rented out, rented at next to nothing. Renter paid own utilities, everything. And don't call him if the furnace goes out; don't call him if the toilet overflows, it's all on the renter. Worked for that guy for as long as he wanted it to, then he tore the house down. 




I rented from someone similar sorta.   You want functional washer and dryer?  Buy your own but don’t throw mine out even if they don’t work.  Want kitchen stove without flames coming from around knobs?  Buy your own.   Want functional fridge?   Buy your own.   Couldn’t shower, and do laundry, or run the dishwasher (we bought) at the same time.   Well handled one thing at once.  Want to get zapped?  Touch the cover for the water heater.  Want roof to shed water borrow a ladder and fix it yourself.  Comical part is couple years after we moved out she got divorced and moved into the house she finally realized what a dump it was and dumped a pile of money into it.   Odd part when she lived there she had money to fix things.
