Charge what the market will bear. Here that 7-800 for a junk farm house. 1100+ for a nicer ranch home. Ask local real estate agents. Maybe they will have leads or can set you up and do the work themselves for a fee. I like the idea of a big security deposit. Weeds out the people living paycheck to paycheck who can afford the place anyways. If you can find someone you know better yet. You can always charge a bigger price. Say someone gets in there that you really like, takes care of the place, and communicates well, Christmas time rolls around, show up with a envelope of cash for some of that rent back and say your doing a great job. If you want the house for your kids you’re gonna have to weed out the riff raff. One bad renter could destroy that house. One good renter could live there for 10 years and you not here a peep. Old employers rented to a single mom once. Trashy lady. 3 kids 3 different dads. Had new boyfriends at the house every week. They were all idiots and did stupid stuff to the property like burnouts and doughnuts. When she got evicted we had to take a small trailer load of trash out. Like literally trash. Disgusting
