Look around in the for rent ads and see what the going rate is then tack on at least $100 more per month. You want “better” renters (notice I said better not good) you’re going to have to weed out the people that can or only want to pay so much. Your bottom dollar renters will tend to be the worst…usually they don’t have the money, don’t have it on time, tear the place up, abuse the plumbing and appliances, etc. The people that can pay another 1-200/month are typically better renters who will show some sort of respect for your place. Another good idea is add a refundable security/damage deposit and well north of $2500 bucks. May seem expensive but when people move out they will want that money back and keep that in their mind when they are thinking about throwing a fist through a wall or choosing to keep the dog inside of outside…
