Don't forget this.
I can tell you about when they widened the road around here, one landowner visited with the road department a bit, and sold the land for going rate, but he also got any fence that was damaged replaced with new, and his driveways and approaches were all widened and smoothened. It might be worth selling for a lower price if they agree to improvements.
