North Central IL | The town is asking for a strip of land under 3 acres to widen a road from a fairly heavily traveled 2 lane road to a 3 lane. This isn't exactly Naperville here, but the town and land would be considered to have development potential, although the land has never had a for sale sign on it. Brick and mortar is relatively dead, but the town is interested in growth. The town hired an outside appraiser to send its appraisal/offer. It used 3 100+ acre farm sales that based on price, were probably sold as Class B or C rural farmland, to arrive at a similar price per acre offer. I imagine we'll be told the road improvements will raise the value of the land, and that we should be happy we're not paying for it.
