I'm glad I didn't have to be the first one to say it. If you find more ground to rent, fine. If you lose 300 acres, you still have your day job, enjoy a little more free time and see what happens the next few years. In twenty years you might regret not buying this (even if it looks impossible, even if it is impossible) because of what could have been, or it might seem like a huge mistake you avoided.
