Conger, MN | How is the land being sold? and do you get along with with the people selling the property (presumably the personal rep of the mom's estate).
Sometimes you can work collaboratively with the owner/seller to give you a better shot at continuing to rent the land. Tell them that you will help them find a buyer and help get a better price.
I haven no idea where you live . . . but around here there are people looking to buy land as an investment. They've told attorneys, CPAs, bankers, etc. that they are looking for land, and to keep them in mind. Ask those people if they know of anyone looking to buy land.
If there are people around there like that . . . . get your name out there, and try to get to know those potential buyers. Tell them that you know of some land coming up for sale. And that you'd like to rent it. Tell them what you will pay. That may make the potential buyer more comfortable buying the land. (Some investors are interested in land, but not sure about how to find someone to rent it.)
Most important: find out if there is a tax credit available for leasing to a beginning farmer. Many of this type of landlord is looking for tax credits, and you may be able to offer that to them.
Some of those same potential buyers may want to get depreciation deductions, so they'd invest in tile or irrigation . . .
