NW Washington | I don't think electric "demand" water heaters work very well. Most demand water heaters are gas-fired, and they need a lot of gas when they get a demand for hot water.
The big issues when installing a demand water heater are the upfront cost and the need to replace your current water, gas, and exhaust systems. They like to install the heaters on an outside wall so the air intake and exhaust pipes are short. They may need to be cleaned periodically with an acid to remove mineral deposits.
Here is a video on installing an on-demand water heater.
