Nw Iowa | Wouldn’t disagree , I think it depends on corn price and where interest rates go and gov policy. I think ag debt is much lower overall than most think, especially compared to 80’s. 50% financed is much different than 75-80% . Compare that with houses or office buildings that are financed at 80-90%. I also think at least what I have seen is there are some well heeled investors that are paying cash. So that land isn’t coming for sale under duress. So anything can happen but agriculture is in better shape than a lot of other real estate classes. | |
