A reasonable arrangement would be the tenant pay 100% and the cost is "depreciated" over 4 years. Say you do not farm the farm in year 3, then the owner would owe you for 50% of the cost because you only received 50% of the benefit.

This is how it was on all my rent leases. If a guy doesn't put that clause in the lease, he's asking for trouble if he gets terminated.
