A lot of wisdom and common sense in your post, Mark,
And the replies too.

Much of it has to do with "timing" -
Something one doesn't always know,
And can't do anything about it.

For instance, a farm bought in late summer, 1981
for $250/a on contract at 5% interest.

It was a drought year with below average yields.
Not much interest in those ole dry pinnacles.

Today that farm rents for $400/a.
Talk about a miracle blessing!!!!

The OP - Jon talks about year 1981 and the top of the mkt.
And the following tough times.

A younger person a few years later wanting to do the
Same thing may be all wrong in "Timing".

We may well be near "1981" in "Timing".
$15 -20,000 land sales and Lot's of money
Pouring into green and red paint.

It may be Time to be .Cautious.
IMHO - which may not be worth much.
