I can only offer this: In VA if you sell a funeral home and buy timber land/ farm land , the IRS won't allow a 1031 exchange. The guy who tried it had all sorts of problems within 3 years of trying it , eventually going bankrupt and dying pretty much broke. He was kinda of a jerk and obviously a shyster but in 1985??? 1.5 million was real money and he lost all of it.
