Sanilac Co. Michigan | The Thumb area seems to be one of the rare areas where share crop type arrangements are unusual. Back in my lending days I never came across any crop share agreements in any of the Thumb counties. Pretty much all cash rent. I suspect it's for the same reason farm management companies are rare to non existent in these parts. Whole different agricultural development history.
Not saying it's not a good idea, or it won't work, just not a lot of comparable scenarios to work with. You'd almost need to back into it, starting with the local rent market as a base line and adjust according to crop types, inputs and capital outlay, etc. What works well in corn/soybean country gets pretty complicated when dry beans and sugarbeets enter the mix. | |
