As someone in almost exactly the same shoes as you, just a little further down the career path, I would pass. I've had to pass twice now on places that would have worked physically but financially I didn't think it would work. I've even considered buying 10A close to what I currently have and try to pay it off, then build a building to put a roof over the equipment (not a big fancy shop) and pay it off. Then build a modest home. It's not as flashy as a 40 with already built nice buildings and home but I can't afford to buy a 40 right now either.

Interest is high and that sank many operators in the 80's and I don't want to loose what little I have.

I know I'm odd but for some reason I really want a small patch of dirt at "home". It's a lot nicer to try out the equipment right next to the barn then 3 miles away. I know 8A isn't much but to me it would be nice to look out the window everyday at what's "mine".

I've been extremely lucky to be able to rent a farm stead from a local family that has been a giant help. It's not perfect but it's so much better then renting RV storage for farm equipment like I was before. I don't know how I would have made it all work without the help I've received from friends and family. It's not easy to go from scratch but I enjoy working at it this way.
