Subject: Looking For Advice on a Farm


Been debating what I should do back and forth quite a bit. A farm has come up for sale near my hometown recently that I'm potentially interested in. Its 62 acres with a house and a pole barn, kicker is only 30 acres are tillable, rest is woods. I've been looking into beginning farmer loans through FSA and some commercial lenders, but I'm just not sure if this is the time to buy a place. I've been farming for 3 years now, started in 20 with custom hay work. Now I'm up to about 50 acres of my own hay ground along with 15 acres of row crops and 2 cows. Doesn't sound like much but since I started not much has come up for rent in my area and what does, I get beat out by the bigger guys. This has all just been a part time gig while working and going to school for agronomy, I graduate this spring with an associate's degree and will probably find a job at a coop or something along those lines. My goal is to eventually farm full time. I've got the equipment to do 200 acres easy already besides a combine. I've got 50 acres lined up to add to my rented ground in a year or 2 when it comes out of CRP. Asking price for this farm is 800k and I definitely don't have enough for a down payment at the moment. Long story short, should I try and get the needed loans to buy this place to have to farm after I graduate or wait for another place to come along when I've got more saved for a down payment, and have more ground to help make the payments on the place?
