Not familiar with the neighborhood, but quite a bit of mid missouri ground is not tillage and what ground is farmed is not that productive. This is in the missouri river bottom. I'm biased but river bottom ground is the best. If your only place to expand is in the bottom and not many options out of it, that makes it even more valuable.
