Saw that method bite a couple sellers here about a year ago. 150ish acre farm split 3 ways, 2 heirs wanted to sell. 2 50 acre tracts sold side by side. About as identical of pieces as you'll find, only difference was 1 had road frontage on 1 full side (short side), the other had plenty of road frontage but also went partway around a very clean farmstead. Literally the only difference in the 2. 2 sets of deep pockets bid tract 1 to 23k. Bidder #2 sat out on tract 2 since he wasn't going to get both and it sold for 17,500ish. Not sure how the sellers worked that one out.
