It seems you have to be on top of your crap here and have some money in reserve to make it work with more variable yield years. It’s so dang competitive here. I have a friend I’ve tried renting from his family in SW MN, rents are $100 less for more consistent higher yields. Out of loyalty to a neighbor, I don’t have a chance, but shows how the two areas are so different.
