If you have 250k in cash, you buy land that needs improvement, get the NRCS to pay for fencing and cross fencing planting grass etc through equip program. Put in a couple water wells and sell it off for home sites. Everything you invest will have little to no depreciation and probably double your money in a somewhat short time frame. Plus you will get to have that hands on feeling and feel more in control with your investment.
