If the crop prices retreat back to 4 and 10 plus or minus, would not be surprised to see a little softening in short term 2-3 years.
$20k land losing even a small 10% of its value and renting out at 3% minus property taxes is gonna be underwater for a long time vs 5% in a CD.
I don’t think the bottom will fall out but appreciation in the land market could be really hard to come by for quite a while. Without any appreciation the ROI looks terrible.
