Farmland has (past tense) appreciated over time in a marketplace that featured (long term) falling interest rates for nearly 40 years.

It might be a rough go for a while finding appreciation from $20k+ in a marketplace that features higher interest rates.


I was recently told of a MN land auction that had 4 people show up and only 1 person bid.    Sellers "no sale" the auction and later sold it privately to the one bidder for much less than previous sales had been for similar land a year ago.    This was on good farmland in southern MN, not junk.


I wouldn't go as far as to say the top is in, but it could be for a while.
