EC Kansas | First, you say small. How much you talking. Many of the reputable ones have minimums.
Otherwise, I would start with UBS and Gladstone Land. Both are farmer friendly. Will pay appraisal and leaseback on market terms, in general. I have seen an instance where Gladstone sold the farm back to the seller with a profit. These are buy and hold companies in general.
