Subject: 50/50 crop share


North Iowa
I was wondering if anybody knew of a good 50/50 crop share agreement form that could be downloaded for a lease to use. I am going to be crop sharing with my father in law and just wanted something simple to fill in the blanks and sign. We plan on splitting all inputs in half, I provide all labor and equipment. He provides the land. We split the grain 50/50. Probably haul all over the scale in town or dry in bin then haul to town and split.

Probably different in N Iowa vs Kansas.  Landowner is paying 1/2 of inputs and providing $250 an acre of land.  Operator is providing maybe $100 in machinery and 1/2 of inputs, pretty decent deal.

That's a typical arrangement in our area, or at least it used to be. I have three landlords that utilize the same 50/50 share.

Jipped? I'd love to switch some of my cash leases to 50/50 if I could. "Here" 50/50 is just as he described, except landlord also pays for half of harvest cost and trucking. 1/3 and 2/3 is the other share rent option - where the landowner gets 1/3 of the crop for providing the land and pays for no inputs.

To answer the original OP's question - I don't know of any, but you might check the university extension office or websites. They usually have some rental agreement templates.

I disagree, a 50/50 crop share used to be very common around here. It's pretty much all cash rent now.

To the OP I'm glad for you on your arrangement, it's fair to the both of you.

I've done this for years just as you stated above as far as how to handle expenses. In Nebraska you don't need a lease. The verbal holds up. Must be notified prior to September 1st if changing tennants.

As for the comments on getting ripped off.....some of you guys must be ripping off your landlord. The idea of rent AND/OR crop share is for the land Lord and farmer to net an equal share. 50/50 or 60/40 (farmer pays all the seed) does this better than any other way (remember, your providing machinery and labor but he's paying the property taxes). It also promotes communication between landlord and farmer fostering excellent lifelong relationships. It makes it possible for the farmer to borrow less money or need less capital up front because the expenses are split in half. If your a young farmer your banker will love your 50/50 lease due to the smaller economic risk compared to cash rent and flex leases.

Thanks for the input guys. I always like to see what the folks on this site say before I check it out elsewhere. We will probably use the ISU template as it looks strait forward.

yea here in IL we have 33% to landlord for corn 40% for beans lanlord pays nothing except re taxes and crop insurance. Its an U of I lease.

Tenent does all machinery and labor. Land owner provides land. Fertilizer, chemicals and sometimes a tech fee(after cheap rup come about) and grain is split 60 to farmer and 40 to owner.

Strongly disagree, My opinion that is an awesome deal. I would be all over that.
