Subject: Help understanding selling Earlage


NC Iowa
Have a neighbor wanting to buy around 80 Acres of earlage. He custom feed for another area feeder and have been buying corn the last year. They would take care of picking/chopping and hauling. I'm unsure how one goes about figuring market value.
My thought is to have Federal crop appraise the 80 acres and then also leave some check strips that could be harvested a little later. I would want to have it converted to X number of bushel per acre over acres harvested. I'm thinking I would want some compensation prior to harvest with maybe a final price when check strips are harvested. Weighing it all wouldn't be possible. Our corn isn't quite ready for earlage yet, but making a plan for payment and having yield appraisal done will take a few days.
Any help or thoughts will be greatly appreciated. Mr. D
