Subject: Crop share on hay ground

Northern edge Mahnomen County
I had someone approach me about farming some ground they own. About 35 acres in 4 plots. My thought is hay is the best option for now. I think a crop share is my safest bet as I expect fertility to be low. I would be supplying all seed, fertilizer, equipment and labor. My thought is 25% to land owner and 75% to me. He has a need for the hay as he has some cattle. I would be selling him some of the hay from my share as well. He buys all of his hay and I have been selling him a large percentage of his needs the last few years. Does this sound like a fair arrangement? I'm not looking to take advantage of anyone, but I don't want to be taken advantage of either.
