Subject: Rules regarding dividing land in Kansas


I am looking at buying a tract, keeping the tillable and selling the timbered part of the property. Does anyone know the rules for dividing land like this in Kansas. The portion I'd sell is about 25 acres. I was told by a friend that because it is zoned agricultural I'd have to go to the zoning board to apply to divide it. Any one have experience with this? TIA.
