Hey everyone! This might be a long winded post with lots of info but here we go.

A sort of neighbor offered to let us rent his land (about 700 acres) 8 miles west of our home farm.

Backstory, Dad used to fix tractors for him 10 years ago and hes always been a demanding person. Chased his kids away from farming. Says he wants current renters off because they dont mow the waterways. We went over a few weeks ago and looked at his 4440 that has a seeping head gasket. Dad (former JD tech) told him for how much he uses it he would just re torque and see if that solves it. He insisted it needs the headgasket and asked if we would do it the next day, which was a day before we started planting. We said no but said wed think about the land. He called at 6am the next morning asking us to go over and clean out an old barn. We were all busy that day and said not today.

The land is decent enough for the area and his price is right around the going rate as well. We have our home farm, 2 farms about 7 miles east of there. Then 700 of really good land 25 miles further east. About 30 min by car and 2 hour by tractor. We have around 1200 total crop acres and 150 hay acres with 50 head of cows too. Dad works nights full-time in the city an hour east. One brother works fulltime in a town a few minutes from our furthest east farm. and my other brother works a rotating day night, 4 on 4 off shifts at the nearest town. I farm fulltime and substitute teach in the winters for extra money. All 3 boys are in their 20s.

Weve been kinda looking for land to add but were hoping it would be more centrally located. Its hard to find land around and most gets scooped up by the local BTOs before anyone even knows its available. I guess our concerns are it being 8 miles the opposite direction wed like and the land owner thinking we would be his own hired hands and expect to come running everytime he calls. We currently use soundgard JDs and 9600s with and 8 row planter and 2 30ft. 750 drills. If we chose to rent we would probably look to upgrade to a 1790 planter or something similar and do both corn and beans with. We have 2 sets of most things from when everyone was at school/work and we did weekend farming mostly.

Also also, does anyone have experience with the FSA beginning farmer loan? That was an idea if we rented it in just us kids name if it was a better path. Not sure that can even be used for renting?
