I am interested to see what responses come from this query.
I do not have any experience with variable rent and therefore do not have much to offer. I will say this, your situation may be somewhat unique with the land in question being undervalued in terms of rent. However, something that might be considered when approaching this type of lease, is to include an equal break in the rent when gross income is below expectations.
I can see variable rent from an owners point of view but my thoughts always seem to head in a direction that leads me to say, if you want a share of the gravy, how about sharing in the risk? Just a thought and as I stated, yours is unique. | |
