Subject: RE: Window picture

Western Oregon
I am 70 and took on an old 1890 house. 1 1/2 story part is 16'x24', living, bathroom and bedroom downstairs, 2 bedrooms upstairs. The 16'x20' 1 story addition was moved in and attached for kitchen and dining, all open space. I separated the 2, placed on post and beam foundation on a separate lot but on one new septic. Original part already was on post and beam and I just re-leveled. My problem was the ceilings and interior walls on both levels on the original house were all 4" wide 3/4" bead board tongue and groove, like flooring but with a bead in the middle along with the bead at the tongue and groove. I ended up removing the exterior Dutch lap siding to wire, plumb and insulate. The siding was on 24" framing, 2"x4" balloon framing, no sheathing, no insulation. I removed the siding, sheathed with new plywood and reinstalled new Dutch shiplap siding as the old had only ever had 1 coat of red barn paint, very weathered, dried out and worn thin. Added an 8'x20' full length covered porch on the south side over the new relocated entry door. The 1 story section, also built in 1890, had 3 coats of paint before it was moved and 1 coat after it was attached to this location. The siding was in good shape so gutted the inside, wired, plumbed and insulated, new exterior sheathing and siding on the end that had been attached. Cedar tongue and groove ceilings, 3/8" LP smart side on interior walls with some stained vertical cedar shiplap feature walls. All new windows and doors on both. The 2 story part is stabilized and weathered in. Now rebuilding the old bathroom and bedroom space into bathroom and kitchen/dining, new sub flooring in old bathroom space and new interior walls. Also re-configuring a new stairway. Now have time to work inside this winter out of the weather. This will be our daughter's getaway spot here in the mountains. I have built a lot of new small cabins and cottages. 3 homes and rebuilt an old post and beam barn into an apartment above with a wood shop and a 2 story car storage space using a car hoist to show case a car to the second story viewing area. Rebuilding uses a lot of give and take to make un-level areas blend in. Windows and doors can be extra challenging to make look right, but very rewarding when done right....James
