If you sell farmground by the square foot the 1031 exchange should be for the same amount of acres. In other words if you sell 25 acres for 5 times what a farm would sell for you can exchange for 25 acres and avoid capital gains. You should not be able to sell 25 acres and go buy 2 quarters of farmground. That distorts the market and is not fair.
