Edit: That also then leads to what we are seeing with a lower and lower return to farmland. Well, that “hamster wheel” is pretty much how i got to where I am today. The only farm I ever bought that didn’t utilize equity financing was the very first one. For the longest time I could take a paid for 80, use for collateral to buy another 80, and the combined income from the 2 would pay for the second 80 in 12 years. That no longer works today. Not gonna take the time to do the math cuz I’m just not interested at these levels, but wouldn’t be surprised if it took three times as long to accomplish the same desired outcome.
