I saw a video showing rent+land appreciation showed a 17 year payback historically. But it was basically after the 80’s crash. So like 40 years. Somewhat skewed, but still reality if you chose that period to start counting. That as well as in 17 years the city may move closer to your purchase is driving this market many times. IMO takes cash or massive down to make since. Honestly my personally opinion is if you had cash put down enough the profit or rent makes the payment and let the rest of the cash work elsewhere and the land pay for itself and hopefully appreciate

It’s a rich man’s game right now. I could see it going up 1/3 more in this area before a correction. Let’s say land here is $15,000 an acre. I could see it getting to $20,000, then a 25-33% correction is back to where we are now…
