This is a great post. FWIW this is how it is in our area.
1 The ROI ( buying and renting it out) is about 1.75%, probably never been lower.
2. The ROI ( buying it and trying to make it pay for itself) has never been harder.
3. BUT, land is at an all time high (increased 50x in my lifetime) so what does that tell you? To me, it means farmers have never been better off financially than they are now.
Because you can only buy land 2 ways:
1. Cash
2. Collateral
So they obviously have 1 or both. This really has already been occurring since CD’s two and a half times themselves around 3 years ago. Made land ROI’s look kinda silly in comparison. And the OP just today woke up and discovered this? |
