I laid that tax stuff out in my post. Your tax entities won’t get much, they will pass a big bond, then solar people get their value knocked down. Your roads will suck and taxes continue to rise at current rates plus the bonds.

It is going to make some folks rich though. So they usually turn around and replace that dirt. Buy something not for sale for too much and the prices skyrocket. There’s never just one project, yours will be the beginning. So eventually investors start buying in hopes of getting one. It becomes a landslide of 1031 exchanges and frenzy to buy dirt this started here about 2017 ish last place I bought was 2019 I had to fight deer hunters for it, owner let me match their price. Place across the road sold this spring for well over double what I paid in 19. And that’s the norm now. You can’t buy farm ground and pay for it farming it. We’re talking people that don’t farm buying stuff and cash renting it for old rent numbers. We’re talking 100 years rent check to pay for it not counting interest. The place I’m talking that would be a comp to mine, I know the rent and sale price. It’s 108.33 years cash rent at what it’s renting for now.

Thats the crap this stuff bring in. I don’t blame you for doing it, but you may look like a fool in 4 years if you go around telling everyone you’re saving the small town. I literally live in that. My house sits in one of the last place in the county where you don’t have to look at wind turbine blinking lights at night or fight traffic. And these a properties solar 3 miles south of me we are fighting to stop unless they want to pay taxes that actually make a difference in the community. Data centers are following these projects in so expect that soon. Around here there’s no where to move to now and escape this. I literally live in the last area of peace and quiet and we’re at risk of loosing that.
