Another way to look at it.

80 nice acres 15k 1.2 mil but...

220x4.5x80 =70k gross

150 acres marginal at 7500 = 1.1 mil
175x4.5x130 (farmable)= 102k

Pay for good ground once....

First 5 years you would be grumbling about the good stuff, from then on.....
