Sale is next week— no idea what farm will bring— this farm is close to home but could not be any more in the boondocks —another couple miles west of our home farm —strip mines start and go for miles (Mr Peabody hauled it away) some mined well over 100 years ago has harvestable timber on the unreclaimed spoils
Hunting ground—-just not in demand here YET still plenty of old coal mine land available at times

Been watching World Series

Well, if hunting land is selling at a discount because of no demand, My suggestion is get some in your portfolio. Cuz that’s a trend that ain’t gonna last. If nothing else, it’s another diversification play. Indiana is becoming a pretty sought after state for non residents, because your DNR/legislature has implemented fairly restrictive rules, such as no rifles in rut, (Missouri) baiting, (Ohio) numerous non resident over the counter tags, (Illinois) next to Iowa, which is highly restrictive on non resident deer hunters, but they pay the price anyway because it’s so damn good here. From an investment standpoint, it will appreciate nicely as the demand is coming. But once you see how much your grandkids enjoy it, you’ll never want to sell it. Leave it to them as doing your part to provide a place of their own to enjoy Gods great outdoors. I’d be getting ahold of Triple Nickle and asking his opinion on this concept, as he has a keen sense of what’s going on in your state in this aspect. He knows your states regulations better than I, as a state legislature can ruin it in a hurry if they get greedy. As far as I can tell, Indiana isn’t, and won’t be one of them. I added a link to a guy whom has made it bigtime in Iowa real estate. I’m talking next level. And these weren’t row crops farms where he made his fortune. He knew as a 13 year old city kid in Michigan that he wanted to own his own hunting property. Quite the success story.
