If it’s a permanent easement you would just reduce the basis in the land and no tax would be due. If the payment is higher than your basis, whatever you receive above your basis would be a capital gain. The basis then when and if you sell in your land would be zero and all proceeds would be subject to capital gain treatment. Of course, check with your CPA to be sure.
